In a large bowl, mix the pancake mix with water and oil. Stir until a smooth batter forms.

Heat a non-stick pan over medium heat. Pour a ladle of the batter into the pan and wait for bubbles to form.

Flip the pancake and cook for another minute until golden. Repeat with the remaining batter.

In a mixing bowl, beat the whipping cream with cold milk until it thickens.

In a separate bowl, mix pistachio butter, sweetened condensed milk, and warm milk until smooth and creamy.

Layer the pancakes with whipped cream in between, and drizzle the pistachio sauce on top.
