  1. In a large bowl, mix the pancake mix with water and oil. Stir until a smooth batter forms.
  2. Heat a non-stick pan over medium heat. Pour a ladle of the batter into the pan and wait for bubbles to form.
  3. Flip the pancake and cook for another minute until golden. Repeat with the remaining batter.
  4. In a mixing bowl, beat the whipping cream with cold milk until it thickens.
  5. In a separate bowl, mix pistachio butter, sweetened condensed milk, and warm milk until smooth and creamy.
  6. Layer the pancakes with whipped cream in between, and drizzle the pistachio sauce on top.
